Side return extensions are most common kitchen extension in London. A side return extensions generally involves building out 1.25m to the side of the property to infill what is usually a walkway down the side of the back of the house. Side return extensions don’t extend beyond the existing back of the house. The side return section can either be pitched with slate effect tiles and VELUX windows or flat felt roof with  roof light glazing. 

The rear elevation is then finished with fantastic bifolding doors to truly create and indoor and outdoor space.

Regulations often mean pitched roofs have to pitch down to 2.1m on the boundary wall. 

The side return extension is the perfect option to create a large kitchen or kitchen diner with a central island without eating away at the, often modest, garden.

Side return extensions are usually done without planning permission.
