We are very experienced working to CDM guidelines, follow high standards of health and safety protocols and process and are ingrained to the specialist construction contract processes with in-house QS and JCT contracts specialists

Some Of Our Architectural Portfolio Projects

The Edwardian House / Blackheath

This project demonstrates how a complex brief can be delivered without compromise when design and construction are handled as one. Working under a JCT contract with a contractor’s design portion, we led the full transformation of a substantial Blackheath residence for a private client. The scope spanned a new basement extension, complete internal refurbishment, bespoke joinery, landscaped grounds and an integrated pool — a level of detail where architectural intent can easily be diluted during delivery.

Our role was to ensure that didn’t happen. With a dedicated project manager, QS, health & safety consultant, two site managers and a skilled site team on hand throughout, we were able to safeguard the design vision at every stage, translating drawings into built form with accuracy and care.

For collaborating architects, this project illustrates how Eleventh Element operates as a design-conscious contractor: providing structure, transparency and accountability across a 14-month programme, while elevating both the client’s experience and the integrity of the original design.

Key Challenge 1: Basement extension under a live home

  • Solution: Implemented a phased excavation and underpinning sequence with continuous monitoring, ensuring structural stability and minimal disruption to the existing house fabric.

Key Challenge 2: Integrating high-end bespoke joinery and pool systems

  • Solution: Our in-house joinery team coordinated with MEP consultants early, producing workshop drawings that aligned services and finishes, so cabinetry and pool plant were delivered seamlessly.

Key Challenge 3: Complex programme with multiple premium trades

  • Solution: Dedicated site managers staggered specialist trades and used weekly coordination reviews, allowing us to run joinery, landscaping and pool contractors in parallel without programme slippage.

The Georgian Townhouse

This Grade II listed Georgian townhouse required a balance of sensitivity and ambition: conserving historic character while delivering a modern, high-performance family home. The works included a full internal refurbishment, a basement dig, bespoke joinery throughout, landscaped gardens and a handmade kitchen tailored to the client’s needs.

Operating under a JCT contract with contractor’s design portion, our team provided the structure and accountability to carry the project from planning through a 12-month build programme. With a dedicated project manager, QS, health & safety consultant and site team, we ensured that heritage detailing and architectural intent were protected through every stage of construction.

  • Solution: Devised a temporary works scheme and sequencing that allowed safe excavation under heritage fabric, with close liaison with local authority conservation officers.

Key Challenge 2: Balancing heritage with modern client requirements

  • Solution: Preserved original features while integrating a bespoke handmade kitchen and modern services. Our joinery team replicated Georgian profiles where required, blending new with old.

  • Solution: Applied rigorous cost planning with the QS and staged value engineering workshops, ensuring a £640k build was delivered to the agreed scope without late compromises.
