A dormer loft conversion is one of the most common ways to expand your bedroom, bathrooms and usable space in a Victorian terraced house.

A standard loft dormer conversion consists of cutting a hole in the rear elevation of your roof space and removing the pitch and squaring off the roof at the back. A dormer loft conversion has vertical walls and a horizontal ceiling on the front side of the building. It is the most common type of loft conversion, as the flat roof dormers often add the maximum amount of additional space.

The process of undertaking a standard dormer loft conversion involves scaffolding the front and back of the house, installing a steel at the apex of the roof, strengthening the existing floor joists and installing VELUX windows on the front elevation. Stairs rise from the landing on the first floor. The internal space is then insulated and decorated to create a great bedroom space.

Typically a dormer loft conversion adds a large airy bedroom in the loft space with an en-suite shower or bathroom.

In almost all cases, standard dormer loft conversions can be achieved without going to planning.
